Guaranteed rent is a service where Kingdom Serve pays you a fixed monthly rent for your property, regardless of whether it is occupied or whether tenants pay. You receive the same amount every month, with no void periods or arrears risk. Kingdom Serve handles all property management, tenant sourcing, and maintenance.
How much rent will I receive?
Your guaranteed rent with Kingdom Serve is typically 85–95% of the market rent value, depending on the property type, location, and condition. This slightly reduced rate covers the risk Kingdom Serve takes on void periods and arrears. We provide a free, no-obligation quote after assessing your property.
How long is the guaranteed rent agreement?
Kingdom Serve’s standard guaranteed rent agreements are for 1–5 years, with flexible options available. Longer agreements often come with better rates. We’ll discuss the options during your consultation to find what works best for your situation.
What types of properties do you accept?
Kingdom Serve accepts most residential properties across the UK, including flats, houses, HMOs, and portfolios. Properties should be in good, lettable condition. We’ll assess your property and let you know if it’s suitable for our guaranteed rent scheme during our free evaluation.
What areas do you cover?
Kingdom Serve operates across England and Wales, with particular expertise in London, the South East, and major cities. If you’re unsure whether we cover your area, just get in touch and we’ll let you know.
How quickly can I start receiving guaranteed rent?
Once you accept Kingdom Serve’s quote and sign the agreement, you can start receiving rent within 2–4 weeks. If your property is already tenanted, we can often take over immediately. Empty properties may take slightly longer while we source suitable tenants.
How do you find and vet tenants?
Kingdom Serve uses a rigorous tenant vetting process, including credit checks, employment verification, landlord references, and right-to-rent checks. We only place quality tenants who will look after your property. You don’t need to be involved in this process.
Will I still own my property?
Absolutely. You retain full ownership of your property at all times. Kingdom Serve simply leases it from you for an agreed period and guarantees your rent. The property remains in your name, and you can sell it or remortgage if needed.
What happens if there are maintenance issues?
Kingdom Serve handles all maintenance and repairs as part of our service. Minor repairs are covered by us. For major works beyond normal wear and tear, we’ll discuss costs with you beforehand. You’ll always be kept informed and in control of any significant decisions.
Do I need to pay any fees?
There are no upfront fees to join Kingdom Serve’s guaranteed rent scheme. Our management fees are built into the difference between what we rent the property for and what we pay you. There are no hidden charges or surprise costs.
Can I end the agreement early?
Kingdom Serve understands that circumstances can change. Early termination is possible with notice, typically 2–3 months depending on your agreement terms. We’ll always try to be flexible and work with you to find a solution.
Is guaranteed rent suitable for overseas landlords?
Yes. Kingdom Serve’s guaranteed rent service is ideal for overseas landlords. We handle everything in the UK, provide regular updates, and ensure you receive your rent without having to manage anything yourself. Many of our clients are based abroad.
